As a professional building company in Weybridge and Woking, MRM Property Solutions helps local customers with various home improvement projects. Whether you need a new bathroom, a kitchen refurbishment or another service, our professional domestic builders and renovation specialists manage all steps with a focus on attention to detail and quality workmanship.
One of our clients' most common concerns is whether they need planning permission for their upcoming project. Asking your local building contractor is certainly a good place to start. Therefore, we would like to discuss planning permission in relation to house extensions so you can better understand what’s involved.
First of all, you will be pleased to know that not all extensions or other home improvements require planning permission. In fact, various projects we work on as domestic builders and renovation specialists in Woking and Weybridge come under permitted development status. Permitted developments cover both internal and external works and allow you to proceed with work without a planning permission application.
However, as an experienced building company, we must point out that PDs are subject to certain regulations related to the size and height of your extension and your property’s surroundings, such as highways and nearby properties.
Which Extensions Don’t Require Planning Permission?
If you’re looking for a building company to build a house extension for you in Woking or Weybridge, you won’t require planning permission on the following projects:
A house extension must not cover half the garden.
A new extension must be construction from either the same materials as the existing building or similar materials.
A two-storey extension can’t be built within than 7m of your property's rear boundary.
An extension must not advance beyond the original building line.
Detached properties can have an 8m rear single-storey extension added. This is 6m for semi-detached and terraced houses, and it reduces to 3m for a double-storey extension.
In specialist areas, including conservation areas, planning permission is required for all side extensions. Additionally, a rear extension must be single-storey only.
Only single-storey side extensions are permitted. They must have a maximum height of 4m and less than half the width of the existing building.
Single-storey extensions can’t be built higher than 4m on the ridge or the eaves of the building. The ridges on an extension can’t exceed the height of the existing property it’s attached to.
If you wish to build a house extension on your Woking or Weybridge property that falls outside these conditions, you will need to work with a building contractor to apply for planning permission. Luckily, MRM Property Solutions is a knowledgeable building company that can help advise on this to ensure you get an extension that satisfies your needs.
